Juniper Hill is this new freehold condo at Bukit Timah, and its location’s pretty impressive. Besides sitting within a prime district (hello District 10), it’s also minutes away from Orchard Road, Botanic Gardens and Holland Village—expat havens, in short. If you’re considering this for long-term investment, it has pretty decent rental prospects. Most of the units are on the small side though, which is why you will need to employ some ingenuity when it comes to designing the space. Using actual floor plans from the condo, we show you how to do so in style:
2-Bedroom (Type B1b)
Size: 581 sqft
1. This is one of the smallest layouts in Juniper Hill. Instead of setting aside a space for a dining spot, we recommend hiding your dining table within a wall-to-wall TV console to make things feel less cluttered. It’s also a great way to maximise storage space—so necessary when you don’t have enough square footage to spare.

2. Don’t need the extra bedroom? Convert it into a study area cum walk-in wardrobe. To make it extra convenient, you will want to connect that space with your master bedroom, but retain some privacy—without taking up too much room—with elegant string curtains.

2-Bedroom (Type B3)
Size: 624 sqft
3. If you prefer not to sacrifice a bedroom for a walk-in wardrobe, consider this layout idea. We turned the bed to face the windows so the headboard acts like a divider between the closet and the sleeping zone. This way, there’s a little more privacy in the changing zone. And as an added boost to privacy: go with a cocoon headboard design!

2-Bedroom Premium (Type B5P)
Size: 700 sqft
4. Open plans are great for small spaces since they really help to make it feel less cramped. Also, it’s a great option if you love to entertain since open spaces afford a lot more flexibility. Consider hacking away the walls to the extra bedroom and replacing them with bi-fold glass doors. This gives you a larger living room when you’re hosting bigger groups, but it also gives you privacy when you want to use it as say, a home office. Do up an open kitchen as well, with the island and dining table connected, allowing you to mingle with your guests while you’re preparing your hors d’oeuvres.

3-Bedroom (Type C1)
Size: 915 sqft
5. One of the bedrooms in the 3-bedroom units at Juniper Hill fall on the smaller side so there’s really only enough room for a single bed. You can consider converting it into a study room though, like the one below, complete with full-height shelves to maximise storage and even a cushioned bench for breaks between work.

6. To save space, the TV wall is made to swivel, sharing between the bedroom and the living room so there’s no need for two TVs. It’s also a great way to keep the telly out of sight when you want your guests to focus on the conversations rather than the black box.

3-Bedroom + Study (Type C4S)
Size: 1,109 sqft
7. In this Juniper Hill floor plan, there’s a small foyer area where you can consider doing up a custom shoe bench and shoe storage like the one below. The floating design feels less visually hefty, giving the space a light and airy feel. If you don’t need a formal workspace, you might want to incorporate a daybed in the small study for lounging. Do set up a wall-mounted table though, for when you do need to sit up to work.
