If the current trends in the Singapore property sector are anything to go by, living spaces here are set to become even more vibrant and exciting. The three key trends are integrated properties, where residential living is combined with other living and lifestyle options; sustainable design features; as well as innovative elements to fulfil various lifestyle needs. In this article, we take a look at the three trends and examples from developments that illustrate these trends.

1) Integrated Properties for Effective Space Planning and Direct Connectivity

Integrated properties are so popular as they are essentially convenient hubs that provide a myriad of lifestyle options in one place. They also tend to offer seamless connectivity to commuter centres. One such development is Tanjong Pagar Centre.

Tanjong Pagar Centre, the winner of the Integrated Development Excellence Award, recognised at the recent EdgeProp Singapore Excellence Awards 2018, combines premium office space with hotel, retail, urban park and luxury residences in a vertical city, creating a new landmark for Singapore.

As the tallest integrated development in Singapore, it combines together a premium Grade A office space, a 100,000-square feet lifestyle and F&B component, 5-star business accommodation at Sofitel Singapore City Centre, prestigious homes at Wallich Residence and a two-layered landscaped urban park overlooking the CBD area. The development is also directly connected to Tanjong Pagar MRT station.

2) Developments with Sustainability as a Core Value

With people today becoming more discerning and environmentally conscious, there is a demand for developments that place a focus on recreational services, community health initiatives, energy efficiency and green initiatives. eCO and The Venue Residences and Shoppes are two exemplary examples whose design processes are anchored by the tenet of sustainability.

eCO has rolled out green strategies to optimise design sensitivities and harvest natural resources to conserve energy and water consumption. It also uses biophilia to not only aesthetically please, but perform multiple functions.

Developed as a community in a garden, the 748-unit development integrates native flora and fauna from the surrounding landscape into five residential zones within the gated community. In particular, during its development, 18 existing mature rain trees were conserved. The design and construction of the development also took into consideration the health of the heritage rain trees. As a result of its green efforts, the development was awarded the BCA Greenmark Gold Plus Award.

Designed by Aedas, The Venue Residences and Shoppes is located on the fringes of downtown Singapore at Tai Thong Crescent. The combination of materials and design elements used to reduce energy consumption of the building contributed to The Venue Residences and Shoppes obtaining the BCA Greenmark Platinum Award in 2013. For instance, more than 81 percent of the kitchens, bathrooms and toilets achieve adequate natural ventilation and daylight.

3) Using Innovation to Fulfil Needs

Through the use of innovation, Westwood Residences was able to cater to the unique needs of its community. Westwood Residences by Koh Brothers Development and Heeton Homes Pte Ltd is the first bicycle-centric designed development in Singapore. It introduced a series of initiatives to encourage bicycle ownership and cycling in the Jurong West town. Each and every unit has access to proper bicycle storage, a bicycle parking slot with secured covered garage and biometric vein scanner access located at basement level. Cycling enthusiasts who have more bicycles can also opt to rent a full-size bicycle locker to secure their belongings.
