
In the recent August 2018 BTO sales exercise, two of the four BTO developments were launched in Yishun (the other two are located in Punggol). You can choose from a total of 570 units from Melody Spring @ Yishun and 1,693 units from Yishun Glen.
According to HDB, Yishun Glen will be built using the PPVC method. This will result in a shorter waiting time for key collection as this construction method allows the blocks to be built like a Lego, with building modules fabricated off-site.
Units at Yishun Glen will also come with finishing and fittings that cannot be opted out because it’s being built by the PPVC method. These include floor finishes in the living/dining room areas, bedrooms, kitchen and bathrooms, wall tiles in the kitchen and bathrooms, sanitary fittings, as well as the doors to the bedrooms and bathrooms.
When you look at both locations, Yishun Glen is situated in a relatively developed area, surrounded by flats that have already been built. It’s still within walking distance to Yishun MRT—we took around 20 mins when we visited the site on a weekday evening.
Conversely, Melody Spring is located further away from the Yishun town centre, and is located mainly within a burgeoning neighbourhood. Surrounding buildings are mostly new and still under construction.

SITE VISIT
Three roads border Yishun Glen: Yishun Street 31, Yishun Ave 6 and Yishun Ring Road. From our site visit, we found that Street 31 is relatively quieter compared to the busier Ave 6 and Ring Road.

Yishun Ave 6 is a major arterial road. We saw quite a number of heavy vehicles passing by. The land across from it will eventually be replaced by a high-rise residential development, according to HDB.
A few units are located next to Yishun Ring Road, which also sees heavy traffic.
Melody Spring @ Yishun is a 10-min walk from Yishun Glen. There are four roads bordering it: Yishun Street 44, Yishun Street 42, Yishun Ave 1 and Yishun Ave 8. As most of the buildings around it are still under construction, we are not able to properly gauge how busy all the roads will eventually be.

Yishun Ave 1 is a very busy road.
Yishun Ave 8 is a similarly busy arterial road that leads into the SLE and is one of the main roads that lead to Yishun Dam, which crosses over to Punggol.
TRANSPORT
There are feeder buses that reach Yishun MRT for both sites, although as mentioned earlier, it’s still a decent walking distance to the MRT for Yishun Glen. Buses that reach Yishun Glen are 803 and 806.
For Melody Spring, it’s a 5-minute walk to the bus stop along Yishun Ave 6 to take feeder bus 806. You can also hop onto buses 103 and 117 along Yishun Ave 1, which reach Sembawang and Yishun stations on one side and Serangoon and Punggol stations on the other.
Both sites are not located near any expressway, which is heartening if you want a quieter neighbourhood but not so if you travel by car. It will take approximately more than 10 minutes just to reach SLE for both Yishun Glen and Melody Spring.
AMENITIES
Yishun’s Northpoint City is one of the largest shopping malls in the area and is an energetic hive of food and retail options. But for residences at Yishun Glen, you will probably find Junction Nine shopping mall a more convenient hangout as it’s located a 10-min walk away. The mall has several retail options, and has Sheng Siong Supermarket as an anchor tenant.
For Melody Spring, the nearest retail option is within upcoming BTO Blossom Spring, which is just across from Melody Spring and where there is a row of shop houses and a supermarket located within. The TOP date for Blossom Spring is slated for September 2018. For residents at Melody Spring, there is also neighbourhood centre Yishun Mall, which has an NTUC and a hawker centre, and is located just a 15-minute walk away.

Sharing amenities with neighbouring Punggol is also a breeze, as both sites are just an Yishun Dam across from the bustling new town.
SCHOOLS
Nearby schools serving the area include Northview Primary School, Huamin Primary School and Northview Secondary School.

- For relatively unblocked views, go for higher units that are facing the existing HDB flat blocks 387 and 389. These blocks are only 12 storeys tall. A higher floor unit facing these flats will likely get a fairly unblocked view.
