
There were five estates that were launched during the last BTO exercise in November 2017, two of which were in Sengkang (Anchorvale Village and Fernvale Glades). If you opted for a flat there and got a queue number, here are the choice units to pick:
Anchorvale Village
There are only two 15-storey blocks in Anchorvale Village, consisting of 2- and 3-room units, which means the estate is mainly catered to singles, smaller families as well as the elderly.
We like the site, which is surrounded by facilities including the Anchorvale Community Club and the Sengkang Sports & Recreation Centre. The soon-to-be-ready Sengkang General Hospital is also within walking distance. There is an existing U-Stars Supermarket just next to Anchorvale Village, as well as a food court.
The site will also see the development of a new Neighbourhood Centre, which, according to HDB, will comprise a hawker centre, supermarket, retail shops as well as eateries. This will likely create a busier and more buzzing atmosphere in these parts.
In terms of transportation, the site is located right in front of the Farmway LRT station, which links with the rest of the MRT system via Sengkang MRT station (two stations away). Despite its proximity to the tracks, the noise level generated from the LRT isn’t overbearingly loud. Here’s a video to show:
For relatively privacy, away from the prying eyes of your nosy neighbours, go for these corner stacks:
2-room: 339A (362) and 339B (380, 372)
3-room: 339A (354, 352, 350, 364) and 339B (382, 384, 368, 370)
Less afternoon sun
For units that have more shade, away from the hot afternoon sun, pick these:
2-room: 339B (378, 376, 374, 372)
3-room: 339A (350, 366, 364)
Quieter stacks
If you want a home away from the hustle and bustle of activity, pick units that are away from the new neighbourhood centre and away from the main road (Anchorvale Road):
2-room: 339B (380, 378, 376, 374, 372)
3-room: 339A (350, 366, 364)
Relatively unblocked views
For relatively unblocked views, pick stacks that don’t have nearby residential buildings right next to it:
2-room: 339A (356, 358, 360, 362)
3-room: 339A (354) and 339B (382, 384, 368, 370)
Fernvale Glades
In terms of surrounding location, Fernvale Glades is still relatively under-developed, compared to Anchorvale Village. Fernvale Woods, a BTO launched in November 2015 is still under construction, and is located right next to this new Sengkang site.
Fernvale Glades is a much larger development compared to Anchorvale Village, with 1,300 units of 2-, 3-, 4-, 5- and 3-Gen flats in 10 blocks available for sale.
It’s located right next to a senior citizens’ home as well as to the stretch of late-night eateries along Jalan Kayu, which you will have to get past to reach the TPE expressway. Seletar Mall is approximately a 15-minute walk away.
The nearest LRT stations are located within the mall itself (Fernvale station) as well as at Thanggam station (a 10-minute walk). There are also nearby bus stops.
This BTO will also see a series of rental flats, located South-East of the plot. Blocks 462A and 462B are located next to the rental flats.
The sites across from Fernvale Glades are mainly greenery (along Sengkang West Road and Sengkang West Way), but according to HDB, are slated to to be cleared and used for high-rise residential and industrial developments in the future. So do note that the current verdant views won’t be for long.
Privacy
For relatively privacy, away from the prying eyes of your nosy neighbours, go for these corner stacks, away from the lifts:
2-room: 459A (15); 459B (39, 55); 462A (161, 177); 462B (205, 193)
3-room: 459A (25); 459B (51); 462A (159); 462B (207)

If you want a home away from the hustle and bustle of activity, pick units that are away from the main roads, the carpark as well as from main activity zones (playground, fitness stations and multipurpose areas):
